Toyetown
We are a family organisation that lets a modest portfolio of unfurnished property, mainly in the Hanover area of Brighton. All of our administration is “kept in house” so all parties avoid having to pay unnecessary fees. In the unlikely event that any maintenance may be required, it is a fairly straightforward affair especially as we have a plumber/electrician in the family. We try to make a genuine effort to provide a decent place to live and make ourselves approachable should you have a problem.
Administration & Legal
We have chosen not to use agent as we like to form a decent relationship with our tenants. It takes most of the complexity out of the administration processes and makes it easier to stay in contact with you by not using a “middle man”.
We are members of the National Landlords Association and the Southern Landlords Association and conduct ourselves in accordance with their legal recommendations. Normally we request a deposit equivalent to one month’s rent which will be protected by the “My Deposits” insurance scheme. Further information about all of these organisations is available in the links section.
It is usual for us to draw up a six month assured tenancy agreement which is generally standard industry practice. Once this has expired; you can either renew it again (at no charge) or simply let it become a “periodic tenancy”. This simply means that you can give us a month’s notice to vacate whenever you wish.
