Property Specification
The layout of our terraced houses is generally typical for the Hanover area. Where possible, the lounge & dining areas have been converted to provide a combined living space. Low maintenance gardens at the rear are all are south east facing so that you can get some evening sun (when available!). Kitchens are equipped with an integrated gas hob / electric oven with the addition of a fridge, freezer, washing machine and some have dish washers & tumble dryers. The hot water & central heating are powered by gas combination boilers which are the instantaneous variety. All bathrooms have the benefit of a good shower attachment with suitable screen or curtain. The houses are provided with carpets/laminate flooring, lamp shades and have curtains or blinds fitted in most locations.
Safety & Security
We take these aspects very seriously and try to exceed the basic legal requirements. Gas safety checks are completed on an annual basis along with inspections & battery changes to the safety alarms. All habitable rooms are fitted with a smoke/heat alarm and rooms with gas appliances have a carbon monoxide detector installed.
All of the front doors are fitted with either a cylinder & mortise lock (timber doors) or multipoint locks (uPVC doors) which should provide compliance for most property insurance schemes. All ground floor windows have key operated locks and so do the majority of upper floor frames (any exclusions are due to fire escape regulations).
Energy Efficiency (EPC Reports)
Terraced houses that were built in the 1880’s are not going to be as energy efficient as a modern house. We have taken whatever financially realistic measures we can to achieve an “at-best” band rating. All of the properties are fully double glazed, have an abundance of loft insulation and combination gas boilers which are mostly the latest “condensing” variety. We have complied energy performance reports for all locations, which are available for viewing on request.
Property Maintenance
During a tenancy changeover period, we put a lot of effort into making sure that the property is in good order before the next people move in. The process usually involves sorting out any repairs, decoration & possible refurbishment. All being well, you shouldn’t have any problems, however as there is a plumber/electrician in the family; any unlikely emergencies will be remedied promptly without a multitude of phone calls or fuss.
